Decided to Buy
In order to find you the right home, we will have to understand your needs, wants and what you can comfortably afford. Once we have narrowed down this information, I will customize an automatic property search based on that criteria. Then, you will receive emails of new listings and updates on homes that suit your needs.

Find your Home
There are many ways of finding that dream home, investment property or vacation cottage retreat! First, before you go shopping you have to make sure you are financially ready.
– Make sure to have a budget.
– How much money are you putting down?
– What will your monthly payments be?
– Did you get a pre-approval for the mortgage?

When the lender approves you for a mortgage, it gives you an idea of how much you can afford to buy your new house. Keeping these things in mind, you are free to go shopping with confidence!

Making an Offer
Now that you’ve found the house that you are set on, it’s time to make an offer. Not all properties are the same. This is where my real estate experience comes in. I will prepare an offer with specific terms, conditions and clauses (including some specialty clauses) that will be specific to the property of your interest. Once prepared, I will explain the offer to you and if satisfied, you will sign it. I will then submit the offer to the sellers and negotiate all the terms and conditions on your behalf. If there is something in the offer that doesn’t satisfy the seller, counter offers or negotiations can also be presented to help get a price that you think is fair.

Close the Sale
There will be closing costs associated with the sale that need to be paid either by or on the closing date. It can include mortgage application fees, home inspections, land transfer taxes, and legal fees. Once that’s taken care of, you get your new house.
